            The approvals process can take some time, and therefore, Laurier Homes is looking for the community’s input while the proposal evolves over time. A Community Consultation Meeting was held in November 2021. If the application is approved by the City of Toronto, construction could potentially begin in late 2024.

            We are still early in the planning process, and the application requires approval from the City of Toronto. At this point, no decisions have been made as to what the retail uses could be in the building.

            We are proposing a 22-storey mixed use condominium, with commercial/retail spaces at street level. The residential portion of the building will feature 410 units, ranging from bachelor to three-bedrooms. There will be a courtyard at the rear of the site, that will function as outdoor amenity space for residents as well as a pedestrian access through the site to increase connectivity through the neighbourhood. The majority of the parking will be located in a two-level underground garage. The proposal also includes 317 bicycle parking spaces.

            The site currently has two commercial plazas, one fronting Sheppard Avenue East and one fronting Pharmacy Avenue. Both buildings have a number of different commercial and retail tenants.
